With a capacity for 4 people, the 750 square foot duplexes are spacious, bright, and feature modern décor that is both understated and refined, combining comfort and elegance. They have a living area on the ground floor, a sleeping area upstairs, and a large 400 square foot private patio with outdoor furniture.
The 2-hectare private estate of Mediterranean vegetation is home to the residences, surrounded by cypress trees, olive trees, and pine trees. Between crystal clear waters and white sand, Santa Giulia beach is accessible from the residence directly via a beach access point just a 2-minute walk away.
Layout of the accommodation: on the ground floor, a patio with deck chairs and outdoor table, a large living/dining room, a large fully equipped kitchen, a toilet, and storage space for your luggage. Upstairs, there is a master bedroom with a TV, a second bedroom (with a choice of a double bed or two single beds), and a bathroom with a walk-in shower and toilet.

INFORMATION & RENTAL TERMS AND CONDITIONS
Arrivals and departures are possible every day, a minimum number of nights may be required during the summer season.
Arrivals are from 4pm.
Departures before 10am.
We do not require a deposit. However, you must pay the balance for your stay and services 14 days before your arrival date. You can pay this balance by credit card, bank transfer, vacation vouchers, or cash.
Therefore, if you wish to pay on the day of your arrival in cash or with vacation vouchers, we ask that you pay a deposit of 30% of the total amount of your stay at least 14 days before your arrival. The remaining balance will be paid on the day of your arrival, before you are given the keys to your accommodation.
Any cancellation made more than 14 days before the start of the stay will result in a full refund. However, no refund will be given for any cancellation made 14 days or less before the arrival date.
A deposit of 600€ is required by credit card on the day of arrival.
Beach towels are available free of charge upon request.
The accommodation includes all household linen (bathroom linen, bed linen, bath mats, and tea towels). We change the sheets and towels every week during cleaning.
We schedule a weekly cleaning service for stays of more than 7 nights. This service is free of charge and is usually carried out between 10 a.m. and 4 p.m., depending on our availability.
An additional cleaning service is available upon request, at a rate of €90 for duplex apartments. You must make the request at least 48 hours in advance, and we will carry it out between 10 a.m. and 4 p.m., depending on availability.
We include end-of-stay cleaning in the price.
On the day of departure, we ask that you take out the trash and run the dishwasher. Failure to do so may result in a deduction from your security deposit.
Any damage, breakage, theft, or an apartment returned in an unacceptable condition may result in a deduction from the deposit.
Our restaurant, Køstën Plage, is open daily from April to the end of October.
Breakfast is an optional extra at a cost of €12.50 to €14 per day per person. Breakfast is served in our restaurant, Køstøn Plage, every day from 8:00 a.m. to 11:00 a.m.
Sun loungers are an optional extra, with prices varying depending on the month. Sun loungers are located in our Køstën Plage restaurant and are available every day from 9 a.m. to 6 p.m. Please arrive before 11 a.m.; after this time, we cannot guarantee your reservation.
No refunds will be given for cancellations made less than 24 hours before the service.
The tourist tax is included in the price.
Pets are not allowed.
Barbecues and planchas are not permitted.
Parties and events are not permitted. Silence is required between 22:00 and 09:00.
